The market town of Maroldsweisach is located within the Haßberge Nature Park in the district of the same name. It covers an area of approximately 72 sq km and has a total population of approx. 3400 (as of 2013), who live in the 17 town districts. The land use plan (FNP) valid up to the time of processing was from the year 1984.
The second revision of the land use plan included a completely new version with a new landscape plan and environmental report as well as the support of the public legal procedures. The processing of the land use plan was carried out in cooperation with Teambüro Markert.
The market town is located in a scenic and culturally and historically attractive area on a section of the Castle Road, which offers a corresponding potential for tourism. The population figures were declining. With the second amendment of the land use plan, an update of the inventory, a critical reflection of the approved building areas with withdrawal or partial withdrawal of plans, as well as a moderate new designation of building land potentials in the individual districts was carried out in order to create incentives for interested parties. In addition to the new designation, the preservation and use of existing building fabric was an essential topic in order to avoid the desolation of the existing communities. Within the framework of the landscape plan, among other things, the creation or integration of the overall local compensation concept was carried out as the basis for an eco-account.
